Coworking, managed office or Grade A lease?

The three formats trade flexibility for control. A quick guide to who each one suits and what you take on, before you browse listings.

Desks or private cabins inside a shared, operator-run centre.

Who it fits: Individuals and small teams, and any team that wants to start quickly or keep its size flexible.
What is included: A furnished desk or cabin, shared spaces such as meeting rooms and common areas, and day-to-day running of the centre. Exact inclusions vary by operator.
Your responsibilities: Your people and equipment, and sharing the space considerately. There is little scope to change the layout or branding.
Typical commercial terms: Usually one all-in fee for a seat or cabin, with the lightest commitment of the three. Deposit and notice terms vary by operator.

A private, fitted-out space that an operator runs for you.

Who it fits: Teams that want a private floor or suite, with their own identity, without handling construction or facilities.
What is included: The fitted-out space, furniture and core services, with facility management handled by the operator. Some operators allow customisation.
Your responsibilities: Your team, your IT and specialised equipment, and the terms of the operator's agreement.
Typical commercial terms: Usually a recurring fee that covers space and services, with a longer commitment than coworking and a shorter one than a direct lease. Deposit and notice terms vary.

A space leased directly from the landlord of a premium commercial building.

Who it fits: Established teams planning for the long term that want full control over layout, branding and how the space runs.
What is included: The space itself and the building's common services. Fit-out, furniture, IT and facility management are normally yours to arrange.
Your responsibilities: Fit-out, furniture, IT, running and maintaining your space, and the obligations under the lease.
Typical commercial terms: The longest commitment of the three, set out in a lease agreement with a security deposit. Lock-in, notice, rent escalation and fit-out arrangements are negotiated.
