GIFT ONE is India's first LEED Platinum-certified building within a smart city. The district cooling system reduces building-level energy consumption by 30–40% compared to conventional office cooling. All GIFT City commercial buildings are built to IGBC (Indian Green Building Council) ratings. GIFT City's smart-city infrastructure, utility tunnel, automated waste collection, LED street lighting, and 24×7 energy management, represents the highest ESG infrastructure density of any commercial district in India outside Singapore-comparable SEZs.
GIFT City has its own dedicated power infrastructure with independent HT/LT substations within the utility tunnel system, not dependent on the state grid for last-mile delivery. Designated backup power systems are co-located with the district cooling system. 1 Gbps+ fibre connectivity is standard across all commercial buildings; multi-provider redundancy (Jio, Airtel, BSNL, Tata, Reliance) ensures enterprise SLA uptime. The 10.5 km Wi-Fi zone along Biswa Bangla Sarani (Ahmedabad's smart corridor precedent is echoed in GIFT City's own smart-city grid). GIFT City is a walk-to-work city by design, 62 MSF of planned built-up area minimises commute for the professional population living in on-campus residential towers.
